Rental rates are based on the size of the home, neighborhood, upgrades to the home and market demand. Every home is inspected by our team and has a Certificate of Occupancy.

First the home is marketed on our various sites. A potential tenant is required to fill out the application and pay the application fee. Once the application and fee are received a background check is performed and if approved a deposit is taken. The leasing manager will let you know when the home is available and setup a time to sign the lease. On the day of the lease signing the tenant will come in to sign their lease with their money order for a security deposit (1 ½ times the monthly rent) and 1st month rent. A team member will accompany the tenant to the home to perform the tenant walk through. This checklist is signed by the tenant and later used when the tenant moves out and the tenant move out inspection is performed. If the home is in the same shape and condition as when the tenant moved in the security deposit is forwarded to the address provided by the tenant at move out within 30 days. If repairs need to be completed after the tenant moves out a breakout of the repairs will be sent to the tenant with a revised amount of the security deposit refund.

The utilities (gas, electric and water) are the responsibility of the tenant. Prior to the tenant signing the lease a confirmation # for gas and electric must be verified with the utility company and must be in the tenant’s name. Typically a copy of the water bill is sent to the tenant and a copy is sent to the management company. If the management company receives the water bill we will then forward t to the tenant for payment. If the utilities are not paid the tenant can be evicted.

Rent can be sent via a check sent to the address provided, or we can send the rent via ACH which is deposited directly into your bank account. Rent is sent out on the 15th of every month.

Owner Statements are completed on the 15th of every month. Rents are due on the 1st of every month but typically we receive rents for the first week and a half of every month. We disburse owner funds on the 15th of every month based on the income and expenses on your account.

Yes, please click on the attached owner portal. Login information is given once a property management agreement is signed. You can check the status of your home at any time.

For vacant homes our team will secure the home, assess the home with a detailed scope of work with pictures, complete the renovation with after pictures, comply with the cities and getting the certification. In the winter we will winterize the home and make sure the snow and ice are taken care of, in the summer we will make sure the grass is cut.

For tenanted homes we have a 24/7 maintenance line that is given to the tenant at lease signing. In emergency situations a technician is sent out on the same day to cure the issue, non-emergency issues are handled within 24-48 hours. In case of emergency issues a letter is posted to the tenant’s door giving a 24-48 hour notice to gain access.

Strategy Property Management will comply with each cities requirements. Our team is well versed in all of the Southeast Michigan city codes and consists of licensed contractors that will complete any repairs on your home.

Strategy Property Management is familiar with Section 8 standards and will repair every home to Section 8 standards.

After assessing the repairs, our team will send a detailed e-mail with a scope of work for approval if the amount is over $250.00. You can pay directly through your owner portal or send a wire to our account.

Rent is due on the first of the month with a 5 day grace period. If rent is not received by the 5th day of the month, an official Demand for Possession Non-Payment of Rent (7 Day Notice) is sent to the tenant. If payment is not received within the 7 days of the notice, the file is then sent to the attorney to set a court date. The tenant has the opportunity to attend the court date and is usually given 10 days to vacate the home unless payment arrangements are made. If the tenant does not vacate after the court appointed time, a court bailiff is sent to the home to move all of the personal belongings of the tenant into a dumpster and the home is rekeyed.
